ENERGY STAR Audit and Certification / Energy Efficiency Analysis
Looking to save on energy costs and be more efficient? GPS performs base-line ENERGY STAR audits and conducts a comparison of current energy use by benchmarking over previous years. We can then set up data analysis tools with tie-ins to local utilities for automatic updating. This allows building managers to effectively set goals for reductions in energy costs and consumption. By identifying poorly performing or high energy cost facilities, managers are able to decrease their operating expenses. An ENERGY STAR Certification can be achieved for those buildings that qualify.
Building Envelope Optimization
Single pane or leaky windows? Trouble spots and gaps that need to be caulked or sealed? Insulation performing to appropriate R-values? Roof providing appropriate energy efficiency qualities? Weatherization modifications and upgrades can result in real savings. Recommendations for repairs and upgrades are included in the cost/benefit financial analysis.
Lighting / Electrical Optimization
Lighting is an effective way to decrease operating costs with a relatively quick Return on Investment. GPS identifies areas which could benefit from lighting upgrades such as occupancy sensors, replacement of outdated/under-performing fixtures, and utilizing natural light. Replacement recommendations are included in the cost/benefit financial analysis.
Mechanical Assessment, Planning and Optimization
Mechanical systems are the heart of commercial buildings and are required to run efficiently. GPS identifies poorly performing HVAC, duct, and ventilation systems and recommends optimal set points and run times for mechanical equipment that maximizes efficiency and occupancy comfort. We establish short and long-range budget considerations for equipment replacement, based on anticipated useful life of equipment, which are included in the cost/benefit financial analysis.
Recycling & Waste Management Optimization
Whether you already have a robust recycling program or just want to be able to track your current waste diversion rates (amount of waste you divert from landfills), we can help you further engage your building occupants and almost always improve the process thereby reducing your garbage bills.
Water Management Optimization
Water conservation can lead to substantial savings which results in a reduction of water usage up to 67%. GPS provides an inventory and analysis of fixtures and equipment, including a short and long-term strategy for repair / replacement. GPS can also assess and develop a landscape improvement plan highlighting sustainable products and plantings, as well as smart water irrigation and storage.
LEED and Other Building Certifications
Through our partners, we offer all facets of LEED certification as well as numerous other industry certifications which include ENERGY STAR, Green Point and HERS ratings. Additionally, we support local programs such as San Francisco’s Earth Awards, offered through the Building Owners and Manager’s Association (BOMA) and the Bay Area Green Business Program which is detailed further below.
Green Business Certification
The Bay Area Green Business program operates throughout the nine bay area counties, including San Francisco, Marin, Sonoma, Napa, Solano, Alameda, Contra Costa, Santa Clara and San Mateo counties. Becoming a Certified Green Business allows you to be recognized as a business that complies with environmental regulations and one that takes extra steps to conserve energy and water, reduce waste, and prevent pollution.
Renewable Energy
Renewable energy comes in many shapes and sizes including Photovoltaic Solar, Thermal Solar, and Wind. Conversions have potential immediate monthly savings.
Material Sourcing
For those buildings that want to build spaces to higher standards, we provide up-to-date and relevant information used for sourcing more renewable, innovative and energy saving products and products approved by the Forestry Stewardship Council (FSC).
Incentive / Rebate Programs
GPS stays abreast of various federal, state and local programs available that may off-set capital improvement costs. Such considerations are a part of the cost / benefit analysis provided.
